What is it and when to do it?

The Bewerbungsmappe is a document pack you attach to every apartment application. Without a complete set of documents, a landlord will not take your application seriously. Prepare the folder before your first viewings: good apartments in German cities are often gone the same day they are listed.

What goes in the folder

Required documents:

Strengthens the application (optional): employment contract (Arbeitsvertrag), landlord reference from previous tenancy (Vermieterbescheinigung), 3 months of bank statements.

In practice

Prepare everything in parallel: while your SCHUFA request is being processed (up to 7 days), collect your pay slips and complete the self-disclosure form. Send the same folder to all listings — only the cover letter needs to be personalised for each apartment.

What is SCHUFA and why does it matter for renting?

SCHUFA is Germany's main credit bureau. Landlords request a SCHUFA report to check your credit history and verify that you have no outstanding debts. A free copy (Datenkopie) is available once per year at meineschufa.de under Art. 15 GDPR — processing takes up to 7 days. A paid BonitätsAuskunft (~€29.95) arrives instantly as a PDF.

Am I legally required to fill in the Mieterselbstauskunft?

No — there is no legal obligation. However, refusing to complete it significantly reduces your chances. Fill it in honestly: providing false information entitles the landlord to terminate the tenancy without notice under §123 BGB (fraudulent misrepresentation).

How much of my income should go to rent?

The informal benchmark is that the Kaltmiete (cold rent, excluding utilities) should not exceed one-third of your net monthly income. At €3,000 net, landlords typically consider up to €1,000 in cold rent acceptable. If your income falls short, a guarantor (Bürgschaft) can bridge the gap.
