Vote and check the minutes
Votes cast are what count, not ownership shares and not the number of people present. The minutes and the register of resolutions are what later prove what was actually decided.

WHAT TO DO
› Details and tips
Have not only the outcome but the exact wording and the number of votes recorded. That is precisely what gets disputed later, and recollections diverge within a month.
One vote per unit means the owner of five small studios outweighs the owner of one large flat. In a building with a large investor that changes the whole calculation of attending.

FREQUENTLY ASKED QUESTIONS
How are the votes counted? ▾
A resolution is carried by a majority of the votes cast. Each owner has one vote regardless of the size of the flat; where a unit belongs to several people jointly, they may only exercise the vote uniformly.
Can the vote be delegated by proxy? ▾
Yes, but a proxy requires text form to be valid. A verbal arrangement at the door of the room does not meet that requirement.
When may an owner not vote? ▾
Where the resolution concerns a transaction with that owner relating to the management of common property, or the initiation or settlement of litigation against them, or where they have been finally convicted under the rules on removal of ownership.
Are minutes mandatory and who signs them? ▾
Minutes of the resolutions passed must be taken without delay. They are signed by the chair and one owner, and where an advisory council exists, also by its chair or deputy.
What is the register of resolutions? ▾
A collection kept by the community containing the texts of resolutions — both those announced at meetings and written ones — plus the operative parts of court decisions, numbered consecutively and annotated where challenged or set aside.
